Hotels Near Burj Khalifa (and Hotels with a Burj Khalifa View)

Every hotel on this page is within one kilometre of Burj Khalifa in a straight line, and five of them say on their own sites that rooms can face the tower. One is inside it: the Armani Hotel Dubai occupies the lower floors. Distance matters less than the route, though. The At the Top entrance is inside The Dubai Mall, and three of these hotels connect to the mall indoors, which in a Dubai summer is worth more than a shorter walk outside. Below is what each hotel says about its view and its link to the mall, then which room to ask for.

Inside Burj Khalifa, on its lower floors. It opened on 27 April 2010 and has 160 rooms and suites plus 144 residences (Wikipedia). Its restaurants, including Armani/Ristorante and Armani/Lounge, face the Dubai Fountain and Burj Lake. Because you are in the tower, you do not see it from your room; you see the fountain and Downtown. A low-rise hotel on the edge of Burj Lake, facing the tower across the water. The hotel says many rooms, suites and restaurants have Burj Khalifa views and that guests watch the fountain from its terraces and select rooms. It lists Burj Khalifa, the fountain, The Dubai Mall and Dubai Opera as within walking distance. Restaurants include Thiptara (Thai) and Ewaan.

The 370 m, 73-storey tower that opened in 2017 as Address Boulevard and was renamed Kempinski The Boulevard Dubai on 1 January 2024 (Wikipedia). Wikipedia notes views of Burj Khalifa. The hotel puts The Dubai Mall within walking distance and the Burj Khalifa/Dubai Mall metro station about 10 minutes away on foot.

A 306 m, 63-floor tower completed in 2008 (Wikipedia), a few minutes on foot from the fountain. The hotel says rooms and suites have Burj Khalifa views subject to availability, its pools face the tower, and select rooms, terraces and restaurants see the fountain. It has a direct connection into The Dubai Mall, so you can reach the At the Top entrance indoors. Its restaurants include Cetara, an Italian with a fountain view.

5. Address Sky View
Next to the metro · 0.6 km
Twin towers on the metro side of Downtown, with a level 54 infinity pool that looks onto Burj Khalifa and a room category named "Premier Burj View". The hotel says it has direct access to The Dubai Mall and the metro station, about a 10-minute walk to the mall through an air-conditioned walkway. The Sky Views observatory on the same towers (glass slide from level 53 to level 52) is a separate ticket; it is bundled with At the Top in the Sky Views combo.

Attached to The Dubai Mall, with a direct connection from its Level 1 into the mall (hotel FAQ). Rooms and suites can have Burj Khalifa and fountain views subject to availability, and its two infinity pools overlook the tower. Restaurants include Solara, which Gulf News lists among the fountain-view tables. Of all the hotels here it has the most direct indoor route to the At the Top entrance.

Rooms with a Burj Khalifa view: what to ask for
Every hotel with a tower view says the same thing in its small print: the view is "subject to availability". It is a room category, not a promise for the hotel. Book the category that names the view (Address Sky View sells a "Premier Burj View" room, for example), and confirm it in writing. If a hotel does not sell a view category, ask at booking which floors and sides face the tower. You cannot see Burj Khalifa from inside it, so the Armani Hotel trades the tower view for a fountain view.

Getting to At the Top from each hotel
The At the Top entrance is on the lower ground floor of The Dubai Mall, not at the foot of the tower and not in the Armani Hotel lobby. So the useful question is how each hotel reaches the mall. Address Dubai Mall connects from its Level 1, Address Downtown has a direct connection, and Address Sky View links to the mall and the metro through an air-conditioned walkway. Is it worth staying next to the tower?
For a single deck visit, no: the metro station is on the Red Line and the walkway takes you into the mall. It is worth it if you want two things the location gives you. The first is a sunset or late slot without a taxi home through event traffic. The second is New Year's Eve, when RTA closed the Burj Khalifa/Dubai Mall station to entry from 5 pm on 31 December 2025 and closed roads around Downtown from 4 pm; see Burj Khalifa on New Year's Eve.
